Professional Office Renovation

Professional Office Renovation

Rojas AP designed and led the construction for the interior renovation of its new office space located in downtown Jamaica. The previous layout was set up for a medical office, and it included five private rooms, a reception, a kitchen, and a bathroom. To accommodate its growing team of architects and planners, Rojas AP proposed one conference room, for occasional client and weekly internal meetings. The kitchen, previously raised by a platform, was leveled with the rest of the space, and new cabinetry and a sink were installed. Due to the existing plumbing waste pipe, the bathroom remained elevated. For privacy, a new partition was proposed separating the open office space from the bathroom and kitchen area. There, a living green wall was installed to improve the overall comfort level and air quality of the space. To take advantage of all the existing windows, and maximize the natural light and cross-ventilation, the interior partitions were removed creating an open and collaborative area of work. One private office was proposed for the principal.

Permeable Paver Parking Lot

Permeable Paver Parking Lot

Rojas AP redesigned a parking lot for a multi-family residential complex. The parking lot is located adjacent to the B. 22nd Street beach in Far Rockaway. The site is a Special Flood Hazard Area (SFHA), as categorized by the Flood Insurance Rate Maps (FIRMs). The scope included parking lot design, grading, paving, and installing new light pole bases and conduits. In order to meet SFHA requirements and keep the lot draining properly in a storm event, a system of permeable pavers and drywells were designed. In order to keep drive lanes accessible for snow removal, we proposed a combined approach of traditional asphalt surfacing at circulation areas and Tru-Grid permeable pavers at the parking spots. This allowed us to keep the functionality of the parking lot for the client while meeting all DOB requirements for site rainwater storage.

Pelham Parkway Community Space

Pelham Parkway Community Space

Rojas AP was hired by the property owner to propose a new interior layout to accommodate a non-profit organization. The existing space was assigned to a medical office, according to the Certificate of Occupancy. While an Alteration Type 1 was separately being filed to legally turn this space into community use. Rojas AP was in charge of proposing a new office space to specifically address the new tenant’s needs that included six new private offices, an open community room, youth center, conference room, kitchen, and an IT closet. Additionally, as per code requirements, two ADA-compliant restrooms were designed. Rojas AP conducted the site survey, code review, DOB filing drawings, and approvals for this Alteration Type 2.

Pelham Parkway Accessible Ramp

Pelham Parkway Accessible Ramp

Rojas AP was hired by the owner of this multi-family apartment building to create a new accessible entrance to a community facility space on the ground floor of their building. The building is built into a hill, so the natural slope and existing doors along where the ramp was proposed created some constraints to the configuration. Rojas AP designed a set of stairs and ramp that was able to accomplish an efficient entrance to the tenant space as well as a fully compliant accessible ramp.

New Rochelle Facade Exterior Renovation

New Rochelle Facade EXTERIOR Renovation

Rojas AP was brought on board to implement the redesign of the exterior of an existing brick and stone five-story commercial building. The scope included the redesign of the existing vestibule to meet ADA requirements, the removal and redesign of the first and second floor exterior wall system, brick and stone repairs to all facades, and the replacement of public sidewalks and street trees. The client was seeking to alter the existing facade with a dramatic curtain-wall system at the first two levels. Working from a rendering provided by the client, Rojas AP was able to take the clients vision into reality. Our team coordinated with the curtain wall contractor to review shops and monitor the installation. Rojas AP worked with the Bureau of Forestry to obtain approvals to redesign the existing street tree layout in order to center the entrance between the new trees. Also, the sidewalk replacement was required to create an ADA compliant entrance vestibule to the lobby. The sidewalk grade was changed to meet the vestibule entrance and pitched along the facade in order to meet the entrances of the retail stores on the first floor to reduce the length of the interior ramps. The project was completed and has transformed the street-scape of downtown New Rochelle.

Morris Heights Courtyard Renovation

Morris Heights Courtyard Renovation

Rojas AP designed a new courtyard for this multi-building residential complex. The previous courtyard had a set of stairs to enter the complex. The entrance location was shifted to take advantage of the natural slope and eliminated the need for the stairs. A new ADA accessible ramp was also added to provide barrier-free access to all five buildings. The scope included new exterior lighting and landscaping. Additionally, 3D renderings were provided for the client to inform tenants of the ongoing construction.

Midtown Training School

MIDTOWN TRAINING SCHOOL

Rojas AP worked closely with Noble Desktop design and coding training school to fit out the third floor in this Madison Avenue commercial building. The 2,400 square foot space was designed to accommodate a reception and student lounge, four classrooms, a private office for instructors, service rooms, and ADA compliant restrooms. For the proposed electrical layout, Rojas AP took into consideration the school’s infrastructure needs of one computer per student for custom made furniture with built-in outlets. The tenant work was coordinated with the ongoing building upgrades provided by the landlord. This included extensive coordination for the mechanical system to meet the school’s sound requirements.

Midtown FISP Filing

Rojas AP performed close-up and visual inspections to properly access the facade conditions of a 12-story building and address findings for the FISP (Facade Inspection Safety Program, formerly Local Law 11) Cycle 8 compliance report. Rojas AP performed the inspection using a 150’ articulating boom lift in order to eliminate any impact on their newly installed roofing system. Subsequently, Rojas AP outlined future facade work to be completed as part of a repair and maintenance program and coordinated drawings and paperwork submittals with the NYC Department of Buildings for approvals.
