Rojas AP was hired by an apparel manufacturing company based in Midtown to streamline their office spaces across multiple floors within a 27 story commercial and office building. Tasked with consolidating operations from partial areas on the 6th and 8th floors into the existing 9th floor headquarters, Rojas AP embarked on a comprehensive project. Rojas AP worked closely with the client to develop a schematic and code compliant plan for optimal use of space on the 9th floor to accommodate additional employees. This involved reconfiguring existing offices, creating new workspaces, and integrating various rooms into a cohesive layout. A pivotal aspect of the project was the removal of the existing staircase connecting the 8th and 9th floors, situated within the gallery space. Additionally, relocating the antique chandelier above the existing staircase to a new position required meticulous planning and execution. Rojas AP was also responsible for creating a comprehensive bid package and performed bid coordination amongst bidding contractors, alongside obtaining approvals from the DOB.

Rojas AP was engaged by the owner of this multi-building apartment complex in Far Rockaway to redesign an old laundry room located in the cellar of a cluster of three apartment buildings. The previous room had access through a solid door, as the partition between the hallway and laundry room requires a rated partition. Rojas AP was able to open up the laundry room with a glass door and glass wall by adding a sprinkler deluge system to maintain the fire rating. This design allows for a safe and pleasant experience for tenants using the laundry facilities. The tenants have good visibility in and out of the room. The rear of the washing machines were meticulously piped to a covered trench drain to maintain a clean and sanitary maintenance area. Similarly the rear of the dryers was designed with ample space for maintenance access. Tenants are provided with seating, baskets and a folding table for their convenience.

Rojas AP worked with the property owner of this six-story apartment building to renovate three apartments stacked vertically on the 4th, 5th, and 6th floors. The former four-bedroom apartments were turned into three-bedroom units so that the living room, kitchen, and study could enjoy a more spacious and integrated area now facing Central Park. Rojas AP took advantage of the space gained by the removal of an obsolete fireplace and chimneys. Also, the renovation to the top three floors provided straight-forward roof access for mechanical equipment to serve the renovated apartments. Rojas AP worked with NYC Landmarks to gain approval for the rooftop equipment. In addition coordination between the interior designer, mechanical engineer, and structural engineer was provided by Rojas AP.

Professional Office Renovation

Professional Office Renovation

Rojas AP designed and led the construction for the interior renovation of its new office space located in downtown Jamaica. The previous layout was set up for a medical office, and it included five private rooms, a reception, a kitchen, and a bathroom. To accommodate its growing team of architects and planners, Rojas AP proposed one conference room, for occasional client and weekly internal meetings. The kitchen, previously raised by a platform, was leveled with the rest of the space, and new cabinetry and a sink were installed. Due to the existing plumbing waste pipe, the bathroom remained elevated. For privacy, a new partition was proposed separating the open office space from the bathroom and kitchen area. There, a living green wall was installed to improve the overall comfort level and air quality of the space. To take advantage of all the existing windows, and maximize the natural light and cross-ventilation, the interior partitions were removed creating an open and collaborative area of work. One private office was proposed for the principal.

Rojas AP was hired by the property owner to propose a new interior layout to accommodate a non-profit organization. The existing space was assigned to a medical office, according to the Certificate of Occupancy. While an Alteration Type 1 was separately being filed to legally turn this space into community use. Rojas AP was in charge of proposing a new office space to specifically address the new tenant’s needs that included six new private offices, an open community room, youth center, conference room, kitchen, and an IT closet. Additionally, as per code requirements, two ADA-compliant restrooms were designed. Rojas AP conducted the site survey, code review, DOB filing drawings, and approvals for this Alteration Type 2.

Midtown Training School

MIDTOWN TRAINING SCHOOL

Rojas AP worked closely with Noble Desktop design and coding training school to fit out the third floor in this Madison Avenue commercial building. The 2,400 square foot space was designed to accommodate a reception and student lounge, four classrooms, a private office for instructors, service rooms, and ADA compliant restrooms. For the proposed electrical layout, Rojas AP took into consideration the school’s infrastructure needs of one computer per student for custom made furniture with built-in outlets. The tenant work was coordinated with the ongoing building upgrades provided by the landlord. This included extensive coordination for the mechanical system to meet the school’s sound requirements.

As part of the NYCxDESIGN Corps program, Rojas AP was contacted by the restaurant owner of the South of France to design two outdoor dining areas. In addition to complying with the city’s COVID-19 and dining regulations, Rojas AP was compelled by the owner to propose a space that offers its customers cross-ventilation during the summer that can also keep the heater-generated air during the winter. The owner wanted windows and doors that allowed the two structures to be locked from the outside and keep the restaurant’s belongings safe overnight. For cross-ventilation and natural light, Rojas AP proposed a custom-made window for each module, with sliding glass panels that can be removed during work hours. For better insulation, we proposed double-pane glass. Rojas AP also proposed UV-protected clear corrugated polycarbonate roofing for additional natural light. The challenge was to make this authentic Puerto Rican restaurant visually stand out from the adjacent restaurant. The result was a combination of terra-cotta painted plywood and off-white trims, with black and white Chevron shaped painted plywood flooring to resemble the historic colonial look and feel of Old San Juan.
